New and resale homes markets drop
Winnipeg’s new and resale-homes markets both took an early vacation in May.
There was a 67.8-per-cent drop in housing starts last month in the Winnipeg area and a 13 per cent decline in sales of existing homes, according to two new reports released this morning.
The biggest reason for the dramatic decline in new home construction was the fact there were no new multi-family housing units — things like condominiums, townhouses, apartments and row housing — started last month in the Winnipeg Census Metropolitan Area (CMA).
That’s the first time that’s happened in 14 years, Canada Mortgage and Housing Corp. said. In May of last year, there were 224 such starts.
But the single-family-homes side of the market didn’t have a great month, either. Starts there were down 31.3 per cent to 136 units from 198 in May of last year.
"While builders maintain that sales have begun to improve recently, it has yet to be reflected in starts activity," said Jeff Powell, CMHC’s senior market analyst for Manitoba.
The Winnipeg Realtors downplayed the significance of May’s drop-off in resale-homes activity, saying it was still the fifth best May on record for unit sales and the third best in dollar volume of sales.
It said 1,367 properties were sold through its Multiple Listing Service, compared with 1,564 a year earlier. The dollar volume of sales was off by 13 per cent to $278.3 million from $319.7 million.
"Sales in May 2009 were more restrained than in the last few years, but that does not mean the MLS market performed badly," the association said. "It just indicates the market has come back down to earth and is more balanced...."
